AllianceBernstein Tokyo Office Relocation Project

AllianceBernstein (AB) is a leading global investment management firm. AllianceBernstein Global Design and Construction overseas corporate offices in 47 cities and 24 countries worldwide, upholding very high standards in office design and quality.

AB relocated from Otemachi First Square to the newly built Marunouchi Trust Main Tower. Jones Lang LaSalle PDS was appointed by AllianceBernstein to manage the fit-out of its new Tokyo office.

As helping clients to drive efficiencies has always been a service standard, the team proceeded to negotiate with the landlord to undertake major construction work for the main staircase and server room during the new base building construction in order to maximize on time and construction efforts. After which, the fit-out of the client and back office areas was planned to commence immediately, thus creating further time savings.

AB revisited its initial plans to explore new options and workplace strategies that would better align with its business plans and needs.

In spite of the changes and substantial time pressure, Jones Lang LaSalle managed to:
- Complete the project within the allocated time frame
- Ensure quality delivery of design and construction services
- Achieve substantial (28%) cost savings
