Delivering end-to-end services in the sale of “The Exchange”, Beijing

GIC Real Estate wanted to sell its property “The Exchange” in Beijing, China, at the best possible price. Appointing Jones Lang LaSalle as the property’s sole agent, GIC wanted us to draft a sale strategy that would target potential buyers based upon investment preference of institutional investors.

Acting on behalf of GIC, we formulated the most optimal market strategy and embarked on road shows around the Asia Pacific region to promote the development. We were also tasked to deliver a comprehensive suite of services including negotiating the MOU and S&P agreement, facilitating the title transfer process and carrying out the post-transaction handover of the asset.

In December 2005, an S&P agreement was signed by GIC and the buyer Goldman Sachs. By August 2006, the sale of the property, amounting to USD 100 million, was completed.

This was a landmark transaction as “The Exchange” was the first income generating office building that was successfully sold in Beijing.
